The 110-acre Poplar Point will serve as a green gateway to the Anacostia River and river parks and could support up to six million sq. ft. of development. As part of the land-transfer agreement from the federal government, 70 of the 110 acres are designated as public park land. Clark Realty Capital was selected to be the master development and their initial plan calls for 3,237 residential units, 1.53 million sq. ft. of office space and 405,000 sq. ft. of retail space. They also propose a deck over I-295 to connect the site to Anacostia, a National Museum of the Environment and an International Environmental Center. Environmental remediation could take 1-2 years before construction starts, with the final plan taking 10-15 years for completion.
